Every property offered for sale must have a Home Information Pack (HIP) so Andrew Craig have formed a dedicated HIP team, including our own Domestic and Commercial Energy Assessors. They cover the whole of the North East to make sure that our clients can get their residential and commercial properties onto the market without delay when a HIP or an EPC is required.

We have kept the HIP cost at a low level and it represents a very small proportion of the total cost of a typical house move. A variety of payment options are available. These include:

  • Payment in full up front
  • Deferring payment until your home sells or after a fixed period
  • No Sale No Charge is also available

How will Home Information Packs (HIP) help the current property buying and selling process?

The Government believes that Home Information Packs will reduce the stress of buying and selling a property by providing key documents from the time a property is put on the market for sale.  Before HIP’s this information was not usually made available until after an offer to buy has been negotiated. 
Estate agents marketing properties for sale with Home information Packs will be required for the first time, to belong to an approved consumer redress scheme.  This is intended to provide more peace of mind and a better standard of service for customers. As Chartered Surveyors we have always abode by the strict Rules of Conduct of the Royal Institution of Chartered Surveyors.

What is in a Home Information Pack?
The Home Information Pack will include key documents that are normally required when properties are bought and sold. Some documents will be mandatory and others optional.

The mandatory documents include the following :

  • An index of contents
  • A sales statement (summarising the sales details)
  • Proof of ownership
  • Local property searches
  • An Energy Performance Certificate
  • Common hold and leasehold information if appropriate

The Government is committed to comply with EU Directive 2002/91/EC which aims to promote improvements in the energy performance of buildings.

The EU directive requires an energy performance certificate for all dwellings at the time of sale. Energy Performance Certificates will tell property buyers and sellers about a property’s energy efficiency using A-G ratings, like those used to rate fridges and washing machines. The certificates will also make recommendations for cost effective improvements that can be made to help cut fuel bills and carbon emissions. Domestic energy consumption currently accounts for 27% of the UK’s carbon emissions, contributing to global warming. At Andrew Craig we have a dedicated team of Domestic Energy Assessors who can quickly prepare an EPC for inclusion within your HIP.

Where will I get my Home Information Pack?
Andrew Craig will provide a Home Information Pack for our clients with property for sale throughout Tyne & Wear, Northumberland, County Durham and Teeside.

Where can I find a Home Inspector or a Domestic Energy Assessor?
Andrew Craig have a team of qualified Home Inspectors and Domestic Energy Assessors who are available to prepare Energy Performance Certificates quickly and efficiently. This allows clients to bring their home to the market without delay. We also have qualified Commercial Energy Assessors.
