Full details are available on Sunderland planning portal under reference number 21/02552/OUT. Prospective buyers must satisfy themselves with regard to all planning and construction matters. The original building has been demolished.

Site AreaThe site is generally level of around 0.64 acres (0.26ha) with frontage to North Road. It was formerly the site of the Fox and Hounds public house but is now clear as the old building has been demolished. We are not in possession of any site surveys or investigations and are currently unaware if any have been undertaken. Prospective buyers must satisfy themselves and if necessary commission investigations themselves. The site area is taken from Landinsight and we have not measured the site physically. The aerial photograph on the details is indicative only. We are in possession of the Land Registry site plan and this is available for inspection. As part of the planning process the Infrastructure and Transportation Directorate stated that 'No claims for rights (of way) have been submitted in the past', even though the title plan does appear to show a track across the land. Buyers must make their own enquiries regarding sthe site and title thereof.
